How Does this Work?
Listing on the MLS for a flat fee is the exact same thing as listing with a 6% REALTOR®. You are just paying less money to get the exact same service. We are REALTORS®. Your listing looks exactly the same as all other listings. You can sell your property to someone not represented by an agent and NOT pay a buyer agent commission, however if an agent brings a buyer, that agent will need to be paid a commission. This is perfect for For Sale By Owners and all other property owners.
How Long does it take to get listed?
We normally have you listed within 1-2 business days after we receive the paperwork & photos.
Can I personally list my property on the MLS without a REALTOR®?
No, only a licensed REALTOR® who is member of TAR, NAR, TREC and the local MLS board can list on the MLS. There is no other way.
Do I Have To Pay A Buyer's Agent Commissions If I Find My Own Buyer? No. No additional fees or commissions are paid if you find your own buyer.
Do I Have To Pay A Buyer's Agent Commissions? Yes. If a Buyer's agent sees your listing on the MLS and brings a buyer you must pay the buyer's agent a commission if you accept the offer. The commission you're willing to pay must be stated on your MLS listing details. We recommend that you offer a buyers agent commission between 2.5% to 3%
How Can The MLS Help Sell My Home? On an hourly basis real estate agents look on the MLS for new listings as they have qualified buyers ready to purchase a home. The majority of all buyers are represented by a real estate agent because it's completely free to them. And a real estate agents will always start their search on the MLS. An MLS listing means more offers on your property. The truth is you can now place an MLS Listing on the MLS 'by owner' and not owe a sellers' agent 3% of your sale price. What is the MLS? (Multiple Listing Service) The MLS is a large database that real estate agents & brokers use to find available homes for qualified buyers. In the past the MLS was all on paper which is why you needed to hire a full service agent to get access to these MLS listed properties. The MLS was not made available to the public. Nowadays the internet has changed the real estate industry completely. Every single real estate agent has an MLS search on his/hers website. And now it's easily possible for you to get your property listed on that exact same MLS for a low flat fee.
Will buyer's agents be reluctant to show my property listed like this?
No, as your listing looks just like all other listings on the MLS. You are listed the exact same way as all other listings. How much money you pay us to list your property is not posted on the MLS and agents are not concerned with how much you paid us, they are only concerned with how much money they will make. The real answer is by listing it this way the concerns have with for sale by owners is erased.
How do potential buyers contact me?
Should buyers call us or email us, we give them your contact information. Our phone system also directs them to your number.
What is your success rate?
When clients listen to our suggestions, it is 90 to 100%. The key to selling a home is the list price. If you list your home too high, it will most likely not sell, and to list it professionally
How long have you been in business?
We started real estate in 2004. We have been doing flat fee real estate since then.
Is the flat fee all we pay you to list? Do we owe you anymore fees at closing?
You only pay the flat fee at time of listing and you owe us no money at closing, unless you chose our full service package and there will be a 1/3 of 1% fee at closing. Limited Service Listing have a Transaction fee of $499.00
How do buyer agents know how much commission we are offering?
It is posted on the MLS for agents to see.
Why doesn't everyone list their property with a flat fee?
Many sellers do use this option. However, some have never heard of listing for a flat fee and most people have know a traditional realtor who doesn't present this offer. Some feel there is some catch or it is too good to be true. The more research you do, you will see this is the best way to sell a property.
Can I cancel listing at anytime and list with another agent?
Yes, you may cancel your listing at anytime, unless your home is under contract.
How long before I receive the sign and lock box?
We normally ship the same day you place the order, so you will have them within 2-3 business days. We ship UPS.
Will my phone number be on the MLS?
Our phone system directs them to your number
How will I get offers?
Agents will either deliver a copy to you or email us a copy and we will forward to you
When will I receive my MLS#?
Your MLS# is generated at the time we list your property on the MLS. Once listed we will email you a link to your listing and your MLS number.
Who handles the paperwork?
We provide all the contracts and paperwork assistance for you. Most always via electronic signatures
Can I use my own Title Company?
Yes, but it will be an additional fee of $500.00. We use First United Title and they are tied into our systems which is one reason we can provide this service for a low fee.
